Life Storage Plans New Flagship Facility on Kenmore | Local News

In total, Life Storage owns or operates 905 stores in 30 states and Ontario, with 65.9 million square feet of space. This includes 14 stores in western New York.

“In the western New York market, demand is good,” Dodman said. “This place has good visibility for sure. There is enough demand or we wouldn’t otherwise.”

Pinto did not sign any tenants, but designed the project for maximum flexibility.

The new $ 6 million project calls for the proposed 84,000-square-foot facility to be located across a 4.55-acre property, which already contains the existing two-story concrete grocery store, connections to public services and a fenced and paved lot – surface parking.

It would include 615 individual air-conditioned units of varying sizes, with an elevator and full accessibility for people with disabilities, as well as the use of solar energy and a high-efficiency HVAC system to power the complex. Life Storage, which wants to focus on its sustainability efforts, even wants the project to achieve LEED environmental certification through the US Green Building Council.

“Our desire was to create a flagship installation,” said architect Peter Murad of Architectural Resources. “They wanted to develop a signature facility to show people who come into the community what life storage facilities look like and how well designed they are.”

The new building would also contain the consolidated offices for the two facilities on the site. Upon completion, the total property would have parking for 21 cars in total, which the company says is sufficient for its needs. Four parking spaces would be located next to a loading area.
